Property Description

Live Like a Local in Lincolnville! Experience the charm of historic St. Augustine with the comfort and confidence of modern construction. Unlike many historic homes in Lincolnville, this charming cottage was completely rebuilt in 2020, offering the character buyers love with updated systems and construction standards that provide peace of mind. Just 5 blocks from some of St. Augustine's most popular restaurants, shops, museums, festivals, waterfront attractions and historic landmarks, this location delivers the best of downtown living yet removed from the tourism. Both St. Augustine Beach and Vilano Beach are less than 15 minutes away. Featured by the popular Instagram accountPretty Old Places, this thoughtfully reimagined cottage blends historic character with modern functionality. While only a few architectural details remain from the original circa-1900 shotgun home, virtually everything was rebuilt to meet 2020 Florida building standards - electrical, plumbing, HVAC, framing, flooring, walls, ceilings and windows. The metal roof was replaced in 2015. Inside, 9.5-foot ceilings, abundant natural light, solid wood finishes, craftsman style wood trim, Pella insulated windows and beautiful yellow pine 7" plank floors create a warm and inviting atmosphere. The redesigned floor plan maximizes every square foot, offering an open-concept living area, a beautifully appointed kitchen and seamless indoor-outdoor living. French doors open to a private side deck designed for relaxing and entertaining, while the spacious backyard offers room for a pool, hot tub or future expansion. Three sail cloths and string lights are hung over the deck and backyard for shade during the day and ambiance at night! Situated on what was once originally a double lot, this property provides something rarely found in Lincolnville...ample outdoor space, privacy and off-street parking for up to three vehicles. There is even room to add a garage with living space above, creating additional value and flexibility. Protected by a termite bond and warranty covering both subterranean and drywood termites, this meticulously maintained property offers a rare opportunity to enjoy historic district living without sacrificing modern comfort. If you dream of friendly neighbors, walkable streets and the sound of church bells on a Sunday morning, this home may be exactly what you've been searching for!
