Property Description

At sunrise, the sky begins to glow in soft shades of gold and blue as waves roll onto the shoreline just beyond your back porch. Upstairs, the living spaces were intentionally designed to capture every moment of it, from the first light over the Atlantic to the breathtaking sunsets that fall across the Guana Preserve each evening. At 2667 South Ponte Vedra Boulevard, this future custom oceanfront retreat offers a rare opportunity to experience both sunrise and sunset views from expansive upper level porches, creating a home that feels immersed in the natural beauty surrounding it. After a morning walk on the beach, spend the afternoon on the covered lanai, doors open as ocean breezes move effortlessly through the home. Evenings are meant for gathering upstairs, where the kitchen, dining area, and living room sit elevated above the coastline, framed by water views and endless sky. Step onto the sunrise porch to hear the waves in the distance or unwind on the sunset porch overlooking the preserve as the colors of the sky change by the minute. Every detail of this home was thoughtfully designed to create a lifestyle centered around light, views, comfort, and connection to the coast. Custom designed and built by Heritage Homes, this luxury oceanfront residence blends timeless coastal architecture with elevated finishes and modern functionality. The home is being offered as a custom home and lot package only and is positioned on a prized 100 foot oceanfront homesite with exceptional elevation. The finished floor is planned at approximately 16 feet above sea level, approximately 4 feet above current flood zone requirements, offering both peace of mind and long term value. Designed as an upside down floor plan to maximize the views, the approximately 3, 272 square foot residence places the primary living spaces upstairs, all easily accessible by a private elevator connecting both levels of the home. The second level includes the main living room, dining area, kitchen, primary suite, an additional guest suite with ensuite bath, powder bath, and multiple porches designed to capture both ocean sunrises and preserve sunsets. A sunrise porch extends from the rear of the living room overlooking the Atlantic, while a sunset porch sits at the front of the home facing the Guana Preserve. An additional covered porch off the dining area creates seamless indoor and outdoor entertaining spaces. The first floor features two additional ensuite guest bedrooms, a flexible ocean room ideal for a secondary family room, lounge, or media space, elevator access to both floors, and direct access to the expansive covered lanai and outdoor entertaining areas. Designer selected finishes currently planned for the home include wide plank white oak flooring, marble and quartzite surfaces, custom shaker cabinetry, brass hardware and lighting accents, premium appliance selections, a statement fireplace, summer kitchen, and thoughtfully curated coastal details throughout, while still allowing buyers the opportunity to customize selections to their personal style.
